One Private Acre — Gulf to Sky

This is not a home.
It is a fortress of solitude.
It feels like stumbling upon a secret that was never meant to be found. The darkness outside is part of the architecture. The silence is the amenity.
Formerly owned by two monks and serving as a private ashram, this estate represents a new asset class: a longevity lifestyle biohacking estate. Set on a private island-like key, 30 minutes from Palm Beach and Miami by private jet.
You aren't looking for a house. You are looking for a private resort, a hermitage, and an evolutionary laboratory. You will know it the moment you step inside.

Your Own Private Resort

The Grotto

No lights. No neighbors.
Only the stars and the tide.

The ashram within.
Two monks. A piano. The Gulf on the other side of the glass.
"By government decree, not a single light may shine on this beach after dark. The turtles demanded it. So did every soul who ever slept here."
Perform. Recover.
Regenerate.
A professional gym sealed beneath a floor unlike anything in residential America — living art epoxy, hand-poured in ocean swirls, forming the vapor barrier that protects you from the earth beneath. You don't just work out here. You train on a masterpiece.

Yes, It's Real.

Singular in America
Turtle Sanctuary Fortress
Government-restricted turtle nesting beach. Zero artificial lights at night by law. No light pollution. Absolute darkness. One of the only properties in America where you can watch the Milky Way from your porch every night. No other house in the country can legally guarantee this.
Vapor Barrier Epoxy Flooring
The entire structure is sealed with a complete blanket of world-class art epoxy flooring. Prevents naturally occurring off-gassing mineral radiation from the ground, impervious to wine spills, storm surge, and beach sand.
Silver & Copper Mesh EMF Shielding
The two master suites are sheathed in silver and copper mesh walls, creating a biological sanctuary from cellular radiation. Inside the master suites, the single distant cell tower cannot find you.
Heavy Metal RO Filtration
Not just drinking water. The entire home runs through heavy metal reverse osmosis filtration. You shower, swim, and cook in water cleaner than most IV drips.
Private Off-Grid Well
Emergency off-grid water supply independent from city infrastructure. Complete storm-proof self-sufficiency.

Between Two Worlds,
Belonging to Neither
Manasota Key sits in a peculiar pocket of Florida that has somehow escaped the fate of every other beachfront enclave — no condos rising on the horizon, no side-street traffic, no bars echoing across the bay. The north road remained closed after Hurricane Milton. The isolation is structural.
Property values here are beginning to move. Spec houses are going up at $5–15M build cost on all sides. This is the last moment to acquire the estate that started it all — the one that will define the neighborhood's ceiling.

Your Own Private Stretch of Key
Wonderful people surround you — and almost none of them are ever home.
Ken — The Online Hardware King
Flies his jet in a few times a year for a few weeks. Otherwise nobody is ever there. A great guy who keeps entirely to himself.
Joe Pizzo — The Fruit King
Shows up once or twice a year for a month or so. The only time I ever see him, he's walking his dog.
Bob & Christine
Played Peter Pan on tour. Very cool people — and, so far, only here about half the year.
The only people you may ever talk to — entirely at your discretion — use the easement and live across the street.
I meditate every night at sunset, and I only see someone enter the easement and walk the beach about once or twice a week. On weekends that number can sometimes double to four people, all day. If you never want to talk to anyone, that is wonderfully easy here.
And no paparazzi — not yet. Three old-time movie stars and crooners have quietly discovered this stretch, and the only dot-commer to find it so far is the founder of AIYogi.ai— and he's not exactly taking out billboards. The Malibu and Hampton crowd still has no idea this place exists, which suits everyone here just fine.
To our eyes, this may be the most protected, dolphin-visited, blissfully non-touristed treasured beach we know of — and we would love the house, and the whole neighborhood, to carry forward the quiet yogic legacy that created it.
Undiscovered — For Now
Still gloriously off the radar of the Malibu and Hampton set — which is rather the point. In our humble, entirely correct opinion it trades for about a third of what Florida's overbuilt, bumper-to-bumper east-coast beaches command. Enjoy that math while it lasts.
Their house is either on fire, sliding toward the sea, or appraised at the GDP of a small nation. Also the traffic qualifies as a felony.
→ The KeysNine months of winter, a summer that costs $40,000, and a "quick" drive out east that takes four hours behind a Range Rover doing twelve.
→ The KeysIt's cold, it's landlocked, and the "beach" is a reservoir with a current advisory. We're genuinely sorry.
→ The KeysEvery road, funnily enough, leads to the same place: what we'll go ahead and call the cleanest, most protected, most civilized corner of Florida — Sarasota, and its crown jewels, Casey Key and Manasota Key.
Naples is right next door — gorgeous, a Palm Beach without the gridlock, where "starter" beachfront mansions clear $100 million and the tourists still circle the side streets like it's a Whole Foods lot on a Sunday.
When Malibu finally goes looking for its quieter, better-behaved twin — congratulations, you'll already live here.
Englewood Is Blossoming
Just over the bridge, old Florida and a new holistic wave are squaring off on Dearborn Street. Steak versus sprouts. Whiskey versus kombucha. The war, as we like to say, is gloriously on.
- ✦A brand-new New York–style steakhouse, dry-aging beef like it's 1962
- ✦Blues bars with real Gulf-coast grit and a healthy two-drink minimum
- ✦The unhurried, salt-worn, who-needs-shoes charm of old Florida
- ✦A tiny vegan cafe across the street — and now a second one, because Dearborn decided one wasn't enough
- ✦Crystal shops, Pilates studios, and enough yoga rooms to align every chakra in the county
- ✦A Topanga-canyon kombucha-and-sprouted-goodies herb shop that smells like enlightenment
And, Right Next to the Garden
An open-mic "open studio," where the oldies get performed, hippie-style, with feeling.
Tuesdays and Sundays the whole street wanders in to sing slightly off-key and entirely happy. It's the kind of soulful, faintly sprouted little world we're rooting for — and yes, our money's on the kombucha.
Andre
Chef · Butler · Handyman · Major-Domo
I am a Tibetan yogi, and the founder of aiyogi.ai. I am returning to a very scaled-down monastic life in Asia — the life I lived before Covid — which means, though I do not want to be without him, I am able to pass along the one person who makes this home run.
Andre is an absolute gem. He begged to work here the day he fixed the roof, and he has been loyal ever since. He lives downstairs and is available around the clock — for an emergency, for friendship, or simply to cook. In dark retreat he takes care of me completely, serving vegan dishes into the darkened dining room without a word.
He does not have a single personality flaw. He calls his mother in Brazil a few times a day, which keeps him happy. He smokes — but only off the property — and showers before he ever cooks, because I cannot stand the smell of cigarettes. He paints, he fixes anything, and he quietly manages the purchases, the vendors, the house repairs, even the parking tickets.
- ✦Chef — vegan dishes, served even into the dark dining room during retreat
- ✦Butler & Major-Domo — purchases, vendors, repairs, even the parking tickets
- ✦Handyman — fixes everything; he's also a painter
- ✦Available 24/7 — emergencies, friendship, or cooking
"Andre would be impossible to find unless you have great merit — and as the buyer of this house, you will have exactly that."
He would love to stay on; that, of course, is entirely up to you and getting to know him. And if it isn't the right fit, I may keep a smaller place nearby and move him in there.
From New York, With Intention
A quiet note to the holistic, awake few who are tired of wintering the old way.
Every winter the same migration repeats itself — the great warm-weather exodus from New York. New Yorkers who can no longer bear the grey months head south to Palm Beach, to Miami, to Jupiter, to Sarasota, chasing the sun the way their parents did before them. We understand the impulse completely. We simply hope to offer a few of them something deeper than another address.
So we are quietly letting a small circle of New Yorkers know about Manasota Key — not to fill it with absentee snowbirds who keep dark, empty houses and arrive only for the season, but to cultivate something far rarer: a community of holistic, deeply spiritual people who can afford to fill this Key with intention, and who would treat this barrier island the way it deserves.
The friends we have in mind carry a genuine lineage — a yogic or Buddhist practice held over decades. Many of them keep one foot in New York City and the other in India. They are the people who populated places like Jivamukti Yoga in New York and the Dharma Bums of New York State. My own teacher was Deepak Chopra; these are the circles we have walked in for most of our lives.
Why We Would Even Consider Letting It Go
In truth, we are in no hurry to sell. This home anchors our Ardtilys hermitage, and we would happily keep it forever. But maintained to the standard it deserves — every pool, filter, sauna, and acre of garden — the estate costs roughly $200,000 a year, which is more than a monastic budget can carry indefinitely.
So if it is ever to pass to someone, we simply hope it finds a steward who will love it, and truly live in it, as fully as we have.
And whether or not you ever wish to buy it — if you are a lineage yogi, from New York or anywhere, you are welcome here.
Come by for a day, use the facilities, sit in the garden, and say hello. Serious souls are invited to stay a weekend as our guest, with no expectation at all. Consider it our small offering toward the kind of neighborhood we hope to grow.
And the estate is, of course, open to any qualified buyer who feels its pull.

The seller welcomes any serious prospect with verifiable proof of funds to spend a private weekend at the property. No pressure. No pitch. Just you, the silence, the stars above the turtle beach, and three days to understand why two monks never wanted to leave.

Hurricanes? An Opportunity.
An opportunity to play with new landscapes when the yard gets tossed — then sit back and enjoy the zen.
Built on 49 pilings, with a 3-foot concrete pool barrier and a 5-foot concrete first-floor rise — plus 100 feet of beach between you and the Gulf. When Milton took a few roof tiles, we replaced the entire roof with new metal, enclosed the attic in insulating foam, and installed a marine-grade A/C — all new in 2022.

Every storm is a blank canvas — rake a new path, set new stones, and reimagine your zen all over again.

Follow the lantern-lit path through the jungle — past the carved Balinese swing — all the way to the sand.

The Premium Beach in America
Every direction from this shore has its flaw — crowds, traffic, rocky water, or relentless wind. This single stretch of the Key has none of them.
The Nearest Signal Is Across the Bay
The Estate
Silver + copper mesh — signal stops at the door
≈ 3 miles
Across Lemon Bay
The Sole Cell Tower
Atop the Beach Road fire station, by the bridge
The only cell tower for miles sits across Lemon Bay, roughly three miles away — and the silver-and-copper mesh woven into the master suites stops even that faint signal at the door.
One Hundred Feet of Private Sand
North to south, no other point on this coast comes together like it does here.
↑ North
Casey Key
Homes crowd the road there — drawing sightseers, motorcycle tours, and steady street noise.
A Mile of Open Sand
Walk nearly a mile north on uninterrupted private beach before you meet another soul.
The Estate
≈ 100 ft of private beach — depending on tide — among the widest stretches on the Key. An offshore sandbar keeps the water calm and swimmable, with resident dolphins and manatees.
The Shale Shelf
The sand drops off sharply and turns to rocky shale — unsafe for swimming, no sandbar, no dolphins. None of that reaches this shore.
Stump Pass
Where the day-trippers begin. This estate sits at the farthest, quietest reach of the Key.
Storm Country
Communities further south face years of post-hurricane reconstruction and ongoing road work.
↓ South
And Everywhere Else
The Southern Islands
Reachable only by ferry — with all the crowds, schedules, and logistics that come with it.
Naples
Beautiful, but overrun. In season every side street becomes a parking lot.
The Atlantic Coast
Miami to Jupiter trades seclusion for crowds, heavier surf, sharks, and relentless wind.
Measured against every alternative — for privacy, safety, water, and sand — this is simply the premium beach in America.
We Thought of Everything
Not the parts you see — the parts you never think about until they go wrong.
We even opened up the bathroom built back in '92 just to be sure. We found mold, took the whole thing down to the studs, and rebuilt it with Dextex waterproof lining — meant to keep moisture, and mold, from finding their way back. Then, because we think about these things, we set a silver-copper mesh into the bedroom-facing wall — our own quiet measure against the cellular towers miles across the bay.
- ✦The 1992 bathroom, inspected for mold — found, taken down to the studs, and rebuilt
- ✦Rebuilt with Dextex waterproof lining, meant to keep moisture and mold from finding their way back
- ✦Silver-copper mesh set into the bedroom-facing wall — our own deliberate measure against the cellular towers miles across the bay
Master Artisan Dave
Dave is our retired handyman, and a true master of his craft. He turns up with a new project and, always, something fun to share — tiptoeing around the meditators while he quietly builds something beautiful.
Between him and Andre, your move-in — and whatever renovations you dream up — will be elegant, unhurried, and genuinely fun.
